Circle East Townhomes, Cleveland, OH


Overview:
The
Finch Group has joined forces with PNC Bank, Cuyahoga County,
the City of East Cleveland, and University Circle, Inc. to
develop Circle East Townhomes, a new multi-family housing
community consisting of 20 two bedroom townhomes with attached
garages. The team recently purchased an under-utilized
parcel of land on Greater Cleveland’s “Main Street” Euclid
Avenue located approximately 500 ft. east of University Circle,
the region’s premier cultural, educational and health care
center. It is an area that is currently experiencing significant
capital investment and job creation by major stakeholders. The
site is located at a stop of the recently completed Regional
Transit Authority “Health Line” that connects Public Square with
University Circle and East Cleveland and will be a model for
transit oriented development and sustainable design.
The Site:

Townhomes is conveniently located just 0.8 miles from the main
entrance of University Hospital!
The site to
accommodate the proposed 20 townhome community is approximately
1.2 acres of land owned by University Circle, Inc. The design
concept is to have 16 of the units front on Euclid Ave. with the
garage accessed from a private, gated drive at the back. The
remaining 4 units face northwest sharing the same drive access.

The existing
mature street trees along Euclid Ave., Lakeview and Auburndale
Roads will be retained as much as is practical. To reduce storm
water run-off landscape bio-basins will be constructed
to collect and filter rain water from paved areas and roofs.
Additional landscaping will be provided focusing on the use of
indigenous plants materials to eliminate the need for irrigation
and reduce maintenance while providing a pleasant environment.
Green Communities Features:
The
design and construction of the townhomes will be done in
compliance with the Enterprise Green Communities Program. Roofs
and the 2x6 exterior walls will have added insulation. All
windows will be operable and have low “e” insulated glass.
Interior finishes and materials will be low or no VOC products.
Appliances, heating and air conditioning equipment and light
fixtures will be Energy Star rated. Low flow plumbing fixtures
will be installed to reduce water use. To further encourage
energy conservation and reduce rental costs all utilities will
be separately metered; water, sewer, gas and power. In this way
residents can reduce their living expenses by conserving.
The Townhomes:
The
project is intended to include 20 two bedroom two and a half
bath designs of approximately 1,300 sf. The units have raised
entry porches to create a connection both physically and
visually to the street. The ground floor will be an enclosed two
car garage with a remote door operator, mechanical room and
access to the apartment above. The second level will be an open
plan with kitchen, dining area and great room. With windows at
both ends there will be abundant natural light and the
opportunity for cross ventilation to reduce the need for air
conditioning. The third floor will be two master bedroom suites
with private bathrooms and walk-in closets.
